POST TITLE:

Service Delivery Supervisor (Voids)

DIVISION / UNIT:

Housing / Assets - Voids Service

DEPARTMENT:

Repairs & Maintenance / Voids Delivery

REPORTS TO:

Head of Repairs / Voids / Asset Operations

PURPOSE OF THE ROLE

To take full operational ownership of void properties from the point of technical specification through to practical completion and handover, ensuring that:

- Works are instructed to the principal contractor accurately and without delay

- Delivery is compliant with all health & safety and statutory requirements

- Works are completed on time, to the required quality, and within agreed cost parameters

- The completed void meets the defined lettable standard and is fit for purpose

- All stakeholders are kept informed through clear, structured communication

- Performance against void turnaround targets (minor and major voids) is achieved

This role is accountable for delivery, control, assurance, and outcome.

PRINCIPAL ACCOUNTABILITIES

1. Work Instruction & Mobilisation

Receive and review the technical handover pack from the Surveying Technical Assistant and raise the formal works order.

2. Contractor Management & Delivery Oversight

Manage the principal contractor and ensure works progress to programme.

3. Health & Safety Compliance

Ensure full compliance with H&S legislation, CDM and safe systems of work.

4. Quality Assurance & Standard Compliance

Inspect works and ensure they meet the defined void standard.

5. Programme & Turnaround Management

Drive delivery in line with void turnaround targets:

- Minor voids (28 days)

- Major voids (100 days)

6. Communication & Stakeholder Management

Maintain clear communication with all internal and external stakeholders.

7. Data Management & SharePoint / Tracker Control

Update the void tracker with real-time delivery information.

8. Financial Control & Value for Money

Challenge variations and maintain cost control.

9. Evidence, Handover & Completion

Ensure full completion evidence, certification and handover readiness.

10. Continuous Improvement

Provide feedback and support service improvement.

- Social housing voids delivery knowledge (Essential)

- NHF SOR knowledge (Essential)

- Contractor management understanding (Essential)

- H&S knowledge (Essential)

Experience:

- Managing voids or repairs delivery (Essential)
