Area Tenancy manager - Brent

The Area Tenancy Manager (ATM) is responsible for the day-to-day management of a defined patch of council housing, ensuring tenancies are well managed, communities are safe, and housing services are delivered effectively.

The role is to provide a visible, accessible housing management service that supports residents, protects the Council's housing assets, and ensures compliance with tenancy agreements and housing legislation.

Key Responsibilities

1. Tenancy Management

Manage the full tenancy lifecycle, including sign-ups, changes in circumstances, succession, and end of tenancy.
Ensure tenants understand and comply with their tenancy conditions.
Investigate breaches of tenancy and take appropriate enforcement action where required.
2. Income Collection and Arrears Management

Maximise rental income by ensuring rent is collected effectively.
Proactively manage and reduce rent arrears through early intervention, payment plans, and enforcement where necessary.
Work closely with residents to sustain tenancies and prevent escalation to legal action where possible.
3. Anti-Social Behaviour (ASB)

Investigate reports of ASB and nuisance.
Take proportionate action in line with policy, including warnings, mediation, and legal proceedings where appropriate.
Work with partners such as the Police and Community Safety teams to resolve issues.
4. Estate and Community Management

Maintain oversight of estate conditions, including cleanliness, safety, and environmental issues.
Work with Estate Services and contractors to ensure services are delivered to the required standard.
Engage with residents, community groups, and stakeholders to improve neighbourhoods.
5. Safeguarding and Vulnerability

Identify vulnerable residents and make appropriate referrals to support services (e.g. Adult Social Care, support agencies).
Take a person-centred approach while balancing enforcement responsibilities.
6. Void and Lettings Management

Oversee the turnaround of empty properties (voids) to ensure they are re-let quickly.
Minimise rental loss by reducing void turnaround times.
7. Legal and Compliance

Prepare cases for legal action where necessary (e.g. possession proceedings).
Ensure all actions comply with housing law, council policy, and regulatory requirements.
